So, it has been an eventful two weeks around here! If you remember last time, I had just met with the realtor and we decided how much to list the house for. Then I spent the next week decluttering and we finally got around to painting the bathrooms and my wonderful, amazing mom came to help with the final cleaning frenzy and we put the house on the market Tuesday, May 1.
The realtor had called to tell me that she would come out and take pictures that day and put the house on various listing websites. She also said she got a call from a couple who wanted to see another of her listings which was very similar to our house, but it had just sold. She told them about our house and they asked to see it Tuesday evening.
After they left she called to tell me that they loved the house! She described the wife as "giddy" and said she grew up on a farm and walked around the back yard saying what every tree was and got more and more excited as they saw things. Our realtor said she would be very surprised if they didn't make an offer. In fact, the next day she called to say that they had talked to a lender and hoped to be able to make an offer by the weekend!
We couldn't believe it. Their realtor asked them if they wanted to see any other houses in town since ours was the first one they had looked at. The wife said, "I felt like I was home when I walked in that house. You don't need to show me any more." On Saturday the offer came through for our full asking price!!
So, technically, the house was up on listing sites on May 2nd and we got and accepted the offer on May 5 so the house was on the market for 3 days. 3!!!! And the people who are buying it are the only ones who came to see it. There were two other realtors who called to bring people by, but once we told them an offer was forthcoming, they changed their minds.
We are looking at closing around June 22nd which will give us plenty of time to move and clean and have the new carpets put in the bedrooms. Then we got some great news: they wanted to repaint it themselves so we don't have to do any touching up!! We were worried about matching the paint we used in the rooms we painted last year. If we couldn't then we would have had to totally repaint it all after filling nail holes. I was SO not looking forward to that.
We also found out that we have been laboring under a misconception about looking for our next house. We thought we would have to wait until this house closes and the loan is paid off to start the process on another. Jayme talked to our lender yesterday and they said that as long as the combined value isn't more that $450,000 we can have more than one loan at a time. Considering the houses we are looking at, that shouldn't be a problem.
I can't tell you how happy we are! I have had a feeling all along that this would go smoothly because of how awesome the process had been when Jayme wasn't even really job hunting and then he was told about this awesome job opportunity that turned into his new career. Now if our luck holds and we can find our next dream house before school starts, I will officially be over the moon :)
